Know Your Requirements

Have a clear understanding of what you are looking for. Knowing what you want and communicating any questions to the landlord and or leasing agent, makes for a smooth transition during the application process.

Do Your Research

When looking for a rental, read the listing description and know what you must have and what you would like to have. Remember to always make sure to budget $200-400 for utilities, wifi, laundry etc…

Communicate

Don’t be afraid to ask questions. Be prompt, polite, and professional.

Social Media

Try and make sure your social media is something you would be comfortable showing your grandma. Having social media in a good and clean standard shows how you would potentially be as tenants. Landlords often do social media searches and look to see if they can find anything that might be a deciding factor when selecting applicants.

Employment

Proof of income is one of the most important parts when looking for an applicant. We want to make sure the tenant will be able to pay the rent on time. Having a good employment history and reliable income helps. Providing proof of income, either via pay stubs, and or letter of employment helps confirm.

Guarantor

A guarantor is a co-signer who agrees to pay your rent for you in case you are not able to pay. Usually a guarantor is a close friend, relative, or company agreeing to act on your behalf. Guarantors are used mostly for younger individuals who don’t have employment history or proof of income. It makes for reassurance and can help strengthen the application process.

Credit Score

We always take a look at your credit score to determine whether or not a tenant will pay rent on time. It helps by providing us with an overall score, current debts and payment history. A credit score provides visibility as to how reliable an applicant is when it comes to payment.

Younger tenants may not have a credit score or much credit at all; this is when it helps for the guarantor to have a credit score in good standing.
